Next, look at how long the home has been on the market.
In most markets, well-priced homes generate attention quickly. They attract showings, offers, and meaningful interest within the first couple of weeks. If a home has been sitting for months with multiple price reductions, it's often a sign that buyers have already decided the price doesn't match the value being offered.
That doesn't necessarily mean it's a bad home. It may simply be priced ahead of where the market believes it should be.
Then evaluate the condition of the property honestly.
Does the price reflect what you're actually walking into? If the home is priced like it's fully updated but still needs a new kitchen, bathrooms, windows, flooring, or roof, you'll be paying today's prices while still facing tomorrow's renovation costs. Cosmetic projects can certainly add value over time, but those future expenses should be reflected in the purchase price.
It's also important to look beyond beautiful staging.
Professional staging and great photography can make almost any home look incredible online. Once you're inside, focus on the things that can't be hidden. The layout. The condition of the major systems. Natural light. Storage. The quality of renovations. Try to separate the furniture from the home itself.
Finally, trust your instincts.
Sometimes you walk through a property and everything feels aligned. The condition, the location, the layout, and the asking price all make sense together. Other times, something feels off. The home may be nice, but the price simply doesn't match what you're seeing.
